难道是遇到传说中的骗子了?

在网上找了一个房子,就在hauptbahnhof附近,说是20平,300欧全包。但说不能看房,因为他现在在英国,得三月份才能回来,给我发了一些图片



然后又给我发了意向书,手写的,不是那种格式合同
内容如下:

Contract to rent a furnished room
Concluded between:
房东姓名XXXX
地址XXXXXXX
Hereinafter called the Landlord
Name: .......................................
Domiciled: ......................................................................
Hereinafter called the tenant
it is agreed as follows:
Art. 1 - Description of premises
A furnished room with use of a person, with enjoyment of the bathroom, toilet,Kitchen and living room.
Located at: 地址XXXXXXX

Art. 2 - Duration and price
The monthly rent is set to 300euro, internet, heating, hot water and electricity included.
Deposit of 400euro
The contract is concluded for a period beginning on ........................ and
ends on .............................
At least 15 days before the end of the lease, must warn the parties in writing of their intentions about its termination or renewal.
Art. 3 - Early termination
From the Landlord:
a) Upon termination of lease
b) For non-payment of rent
c) If the tenant violates the duty of care and consideration for neighbors
d) If the tenant subleases the housing to a third party without permission
Prior or occupy a dwelling with another person from the tenant:
From the tenant
a) Where the description of the premises no longer corresponds to that of art. 1
Art. 4 - Furniture and objects
The tenant must maintain in good state and make the end of rental without further degradation than those resulting from the use normal time. No furniture can be removed from the premises, unless specifically requested to Landlord.
Art. 5 - Special Services
The charges for subscriptions to telephone, radio and television are the responsibility of Landlord, if these devices are in rented premises.
Art. 6 - Enjoyment of dependencies
The Tenant enjoys the dependencies mentioned in art. 1, but can not make another use than that which they are intended. The tenant can not make benefit of persons outside the lease.
Art. 7 - Liability of tenant
The tenant is responsible for any damage occurred in the the apartment result of misconduct, negligence or abuse on his part. He must maintain good leased in a perfect state of cleanliness and maintenance. It must also be insured liability.

地址我知道,打算明天去看
HBF附近有300的房子,只是条件不好,最多10平,而且房子旧
